What is an Exclusive Right to Sell?

An "exclusive right to sell"  is your agreement with Partners Investment Properties that as the broker we will be your sole listing agent for your property.  In contracting with Partners, we will be able to promote your property to the fullest and present it to as many buyer's that are looking to purchase your type of property.

Why would I need to have an exclusive broker? 

When it comes down to it, it is a question of need.  Sellers need to make choices when they list a property and if they are serious about selling, then they should list exclusively, so that their property will get attention it deserves.  Listing exclusively provides the seller with many marketing opportunities, which are not always made available to all sellers.

When you list exclusively with Partners, we understand and acknowledge by your agreement with us that you are serious about selling and want the most service and marketing as possible. 

What type of marketing will my property receive, when I list exclusively with Partners?

When you list your property exclusively through Partners, your listing will receive 100% attention and service.

Below is an outline of some of the tools we utilize for our exclusive clients.


 
MLS (Multiple Listing Service)

Upon your approval, your property will be added to this site, which is one of the top ten MLS sites in the nation and services more than 29,000 real estate professionals throughout New England with a comprehensive database of more than 45,000 active listings. 

Partners will list your property on this service, which in turn allows a Buyers Agent to contact Partners to schedule viewings and potentially sell your property using this service.


LoopNet

LoopNet operates the largest commercial real estate listing service online, with more than $270 billion of property listed for sale and 2.7 billion of space for lease. With more than 1.1 million members, LoopNet attracts the largest community of commercial real estate professionals.

We are Premium Members of this online service, which allows our firm to reach more investors and gain more exposure for your commercial property.

 


New England Real Estate Journal

Partners Investment Properties utilizes the New England Real Estate Journal to advertise your property for sale.  The New England Real Estate Journal is the largest commercial newspaper in the country.


 

Banker & Tradesman

Partners utilizes Banker & Tradesman to advertise our exclusive commercial properties. The Banker & Tradesman is a weekly newspaper providing comprehensive coverage of the real estate, banking and construction industries.

 



CoStar

CoStar is a leader in real estate marketing and research. Upon publication of your commercial property to our site (www.PIPRE.com), your property will then be published to CoStar.  CoStar reaches over 300,000 industry professionals/investors in the United States and United Kingdom.


 

The Boston Globe

To reach more investors, Partners publishes a weekly display ad of the properties for sale in the Boston Sunday Globe.  This ad is published in the Income Properties section of the Real Estate pages.


 

Partners Email Blast

Upon receiving your property listing Partners Investment Properties emails the listing directly to our client base.  These clients have registered with Partners to be notified by email when a new property listing is to be marketed.  Partners sends this email to over 14,000 of our registered investors.


 

Direct Phone Communication

Once Partners receives your listing, our group then contacts their personal investors.  These investors have provided us with their concise investment criteria and since we know what they are looking to purchase we contact them directly by phone to review your property criteria.  This technique has worked successfully for us over the years and even though it may be time consuming it is worth all of our efforts to contact these investors. 


     
     
 
Flat Fee MLS
Does Partners Investment Properties offer For Sale By Owner options?
Yes. Partners offers Flat Free MLS.

What is Flat Free MLS?
Flat free MLS is a service we provide to owners of property who want to sell their property themselves. Our service includes receiving your property detail and pictures of your property to post to MLS.

What type of properties can I sell utilizing the Flat Fee MLS program through Partners?
Our Flat Fee MLS program allows you to list your single family home, 2-4 unit multi-families, land, condominium and rental property. This program does not include properties over 4 units, since there is more involvement requirements of a broker on these types of properties.

What is the fee for this service?
The fee to list on MLS until your property sells is $350.00.
